What to check
- Tenants: keep track of the long-term repair reserve (장기수선충당금). Before moving out, get a payment confirmation from the management office and claim the total from the landlord — usually settled with the deposit. A lease clause saying the tenant bears it can change this.
- The refund rule is in the multi-unit housing law, which covers apartments that must keep a long-term repair plan (for example, 300+ units, an elevator, or central heating). For officetels and small buildings, check the lease and the building rules.
- Do not confuse it with 수선유지비 (repairs and upkeep), which is a running cost and is not refunded.
- Ask the management office for a move-out settlement (중간정산) up to your moving day.
- If a fixed fee is written in your lease, check what it includes (see the lease contract).
